Here is a little summary of our story to catch you up to speed

Matt and I worked as employees under my Dad(Troy) as we did two subdivisions together in UT. My father had never developed himself, so we all learned together. 

Troy retired, and Matt and I decided to do our own developments. The first development was a 48-unit townhome project. The second was a small single-family home subdivision. 

At the end of 2021, we saw construction costs rising rapidly while interest rates would likely need to increase, squeezing potential affordability. 

We decided to sell the lots while the price was high and exit the development game for the time being as the risk-reward ratio was different from what we had seen from 2015-2021.

We spent the next 6 months looking for what we wanted to do next. 

A principle I believe in is to work in something that has momentum behind it. We were looking for that momentum in something we felt we could execute well on or had an 'edge.' 

We narrowed down on a few SMB opportunities and considered going that route when Troy returned from a trip to Costa Rica and mentioned that he believed homes were being built down there with significant margins. 

It was a lightbulb for Matt and me because it aligned with many other things we had already believed. 

We immediately booked a flight to Liberia, CR, to investigate ourselves. 

Fast forward 18 months & many plane flights later, and a lot has changed.

  • We now own 17 acres that we are currently subdividing into 42 lots off of the Playa Negra beach.

  • We had one of our previous employees permanently move himself and his family to Costa Rica. It helped that he and his wife served a 2 year LDS mission in Peru.

  • We hired a full-time attorney and part-time civil engineer in Costa Rica.

  • We've partnered with a Costa Rican builder who was based in Washington for 10 years. He recently moved home with his family to take over his parent's construction business.

We currently have 7 full or part-time employees under our belt. 

We've decided to make a big bet on Costa Rica and its residential real estate market. 

Our goal is to onboard 4 more developments in the next 2 years.
